Exterior paint fails from the surface up, not the top down. When a job peels or blisters a year later, it's almost never the paint — it's what was (or wasn't) done before the paint went on. Around Charlotte, where summer sun bakes a wall and humidity and storms soak it, prep is the whole game.
It starts with cleaning. Siding, brick and trim collect dirt, chalk, mildew and pollen, and paint will not bond to any of it. A thorough pressure wash gives the new coating clean substrate to grip. Painting over a dirty wall is the single most common reason a job doesn't last.
Then comes the repair work: scraping loose and failing paint, sanding edges smooth, filling cracks and nail holes, and caulking gaps around windows, doors and trim so water can't get behind the finish. Bare spots and raw wood get spot-primed, because primer is what actually sticks to the surface and gives the topcoat something to hold.
Only then does paint go on — the right product for the surface, applied in full, even coats and cut in cleanly at the edges. Good materials matter, but they can't rescue bad prep. They can only make good prep last longer.
